Infrared (IR) inspection with a thermal-imaging camera is a powerful and noninvasive means of monitoring and diagnosing the condition of buildings - residential or commercial. It quickly identifies problem areas that can't be seen by the naked eye.

We use our infrared camera as a standard tool during every home inspection. There is no additional charge for this service. By viewing the homes interior and exterior, including the mechanical, electrical and plumbing systems, we can use the power of thermal imaging to help us identify issues that may otherwise go undetected, such as;

  • Moisture Intrusion
  • Electrical Issues or "Hot Spots" 
  • Missing or Inadequate Insulation
  • Heating & Air Conditioning (HVAC) System Defects
  • Mechanical and Plumbing Defects

Here are some images from actual inspections. Side-by-side images show you what the thermal-cam captures, as compared to what you see with the naked eye.

The thermal image below shows a leaking duct system. The cold air is leaking into the wall cavity (as shown by the dark spots) in a newly constructed home. Leaking ducts reduce the efficiency of your heating and cooling systems. Reduced efficiency equates to higher energy bills.

Here are two electrical panels where some of the breakers and conductors are beginning to build up heat. Although some heat differences are expected, in extreme cases, over-heated components can quickly become a fire hazard. Thermal imaging can help identify problem areas so that corrections can be made before they become a "hazardous condition."

You might be surprised to know what's inside the walls of your home. The image below shows a heat "signature" created by a water-heater exhaust vent that travels from the garage and up through the second-floor walls. This is very common in modern construction.

It can be difficult to navigate a dark attic space with a flashlight, and even more difficult to find damage to the ducts. The thermal-cam is not dependant on visible light sources and can easily detect small holes or leaks in duct work.

Missing or inadequate insulation is one of the most common causes of energy loss in a home. With thermal imaging, construction errors become quite noticeable.

Moisture or water intrusion can cause significant damage before it is even noticeable in the paint or drywall of the home. Left unchecked, it can lead to wood-decay and even mold. The occupants of these homes had no idea that their upstairs bathrooms had been leaking into their sub floors. That is, until they saw these images.

Another common problem in many homes is over-irrigation. The lawn sprinklers had been spraying onto the exterior walls of these homes and had penetrated the water proof barrier, resulting in water soaked framing and drywall.

Here is an image where the window flashing is missing, or improperly installed, allowing rain water to penetrate the wall. The resulting moisture intrusion would likely have gone undetected until the damage was severe.
